The SR. TAX ACCOUNTANT, REIT position assists with the Company’s compliance with all REIT qualifications to maintain the Company’s REIT status and assists the Supervising Senior, Tax with the REIT due diligence process that analyzes the REIT implications of business opportunities.

Primary Duties and Responsibilities

  • Prepares income test calculations to determine qualifying versus non-qualifying income.
  • Prepares documentation to support the REIT’s compliance with the organizational REIT requirements.
  • Prepares the REIT’s distribution requirements, taxable income and E&P forecasting and 1099-DIV reporting.
  • Documents the REIT’s built-in gain and prohibited transaction tax implications on a quarterly basis.
  • Analyzes the REIT’s compliance with the 15% personal property test.
  • Reviews transfer pricing journal entries to ensure compliance with the arm’s-length inter-company service arrangement between the REIT and TRS.
  • Prepares supporting documentation for the transfer pricing annual update and coordinate with outside tax advisor's.
  • Assists with the REIT 1120-REIT tax return review and preparation of the REIT attachments and schedules.
  • Assists with the REIT due diligence process that analyzes all business opportunities and determines whether the contracts are qualifying REIT contracts or non-qualifying TRS contracts.
  • Prepares REIT due diligence summaries by reviewing supporting documentation and providing summaries for review and approval.
  • Tracks the status and deadlines of various contract proposals reviewed by the tax department as part of the REIT due diligence procedures.
  • Obtains supporting documents from online databases (i.e. financial statement database, contract database, registered agent database, etc.) to support the due diligence review process.
  • Maintains documentation to support Sarbanes Oxley compliance.
  • Assists with requests related to REIT income tax audits.
  • Conducts tax research as needed.
  • Documents and assists with implementation of tax policies and procedures. Performs other duties as assigned


Job Requirements

Minimum Requirements

  • Bachelor’s degree and two (2) years of experience in taxation. A Master’s degree and CPA certification is highly desirable.
  • Experience with REIT qualifications and maintaining REIT status is highly desirable.
  • Must have federal tax return experience. Knowledge of OneSource a plus.
  • A sufficient understanding of accounting and financial statements.
  • Must present effective oral and written communication skills.
  • Must possess strong organizational skills, work-paper techniques, and documentation skills.
  • Must possess strong Excel and other computer skills.
  • Must be a confident decision-maker and able to produce accurate results with minimal supervision.
  • Ability to read and analyze financial reports and legal documents.
  • Ability to write reports, business correspondence and procedure manuals.
  • Ability to effectively present information and respond to questions from managers, clients, customers and general public.
  • Ability to interpret a variety of instructions furnished in written, oral, diagram, or schedule forms.
  • Ability to work with mathematical concepts and apply such concepts to practical situations.
  • Must be a strong team-player and assist with collaborative efforts.
  • Ability to handle multiple projects simultaneously and function in a deadline driven environment.
  • Ability to work with the necessary software typically used by the department.
